What exactly is a home watch service?+
Home watch is a professional inspection service for homes that are unoccupied for extended periods. We perform regular walkthroughs checking HVAC, plumbing, security, pests, and overall property condition — then send you a detailed photo report. It's different from property management, which focuses on rental guests and bookings.
How is this different from a property manager?+
Property managers handle rentals — guest bookings, turnovers, and revenue. Home watch protects the physical asset when nobody is using it. If you don't rent your Telluride home, you don't need a property manager. You need someone checking for burst pipes, wildlife intrusion, and roof damage. If you do use a short-term rental manager, we work alongside them — we handle the off-season property care and inspections that most STR managers don't cover.
How often will you visit my property?+
That depends on your plan. Essential Watch visits biweekly, Premium Watch visits weekly, and Estate Watch visits twice weekly or on a custom schedule. We also offer one-time visits for storm response or pre-arrival preparation.
What happens if you find a problem during an inspection?+
We notify you immediately with photos and a description of the issue. If it's urgent (burst pipe, security breach, active leak), we take immediate action to mitigate damage and coordinate with local contractors on your behalf. You're never left figuring things out from out of state.
Do you handle things like snow removal and contractor scheduling?+
Yes. Our Premium and Estate plans include vendor coordination. We schedule, supervise, and verify quality for contractors, cleaners, plumbers, and other service providers. For Essential plan clients, vendor coordination is available as an add-on.
Are you bonded and insured?+
Yes. We carry full liability insurance and are bonded. We follow best practices aligned with the National Home Watch Association (NHWA). When you hand us your keys, you're covered.
